The Exud is an eleven-storey high-rise condominium in Calgary’s Beltline offering avant-garde, Brutalist-inspired private residences with unique layouts and city views.
Originally completed in 1962 and designed by renowned Calgary architect Jack Long, The Exud (formerly Franklin House) is a concrete high-rise tower comprising approximately 53 residences. The building is known for its non-traditional layouts with low-placed, horizontal windows and non-rectangular floor plans, creating light-filled interiors and sweeping city views. Most units are two-bedroom residences around 1,000 square feet, larger than many downtown condos, and feature all-concrete construction that reduces noise transfer between suites.
Residents enjoy secure heated underground parking and assigned storage lockers, supporting a comfortable urban lifestyle. The building’s location offers convenient access to nearby landmarks such as Lougheed House and the Ranchman’s Club, as well as Central Memorial Park, Safeway, and the restaurants, cafés, and shops along 17th Avenue SW, making The Exud a rare blend of historic architectural character and central urban convenience.
Established over a century ago, The Beltline has experienced a major surge in development and revitalization over the past decade.
Quaint cafes and trendy restaurants keep residents nourished while specialized fitness centres and clothing boutiques keep them in top form.
Standing strong are the historical sandstone buildings that gave this area it’s roots. Juxtaposed alongside are ultra modern and innovative highrise residences that have given the Beltline a second life.
In addition to being within steps of the downtown core, Victoria Park is just a few steps to the Bow river pathway where you can escape urban living and breathe in the fresh, clean air along the lush tree-lined river bank. Within the neighbourhood are several parks and green spaces to let Fido run or to enjoy an urban picnic on a warm summer day.
